A Dallas-based gym chain has leased 40,000 square feet at Grand Parkway Center in Spring, adding another large-format fitness facility to a corridor already attracting major workout investment.
EōS Fitness signed the lease at the shopping center near the intersection of the Grand Parkway and State Highway 249, with an opening planned for 2027, according to Community Impact. Commercial real estate firm NewQuest facilitated the deal, Bisnow reported.
The company operates 33 locations across Texas in Houston, the Dallas-Fort Worth area and San Antonio, with plans to expand into Austin. Nationally, EōS Fitness runs more than 200 gyms under the slogan "Better Gym. Better price." CEO Rich Drengberg spent more than a decade at Gold's Gym before leading the chain's expansion, which included acquiring more than 20 Gold's Gym locations in Southern California in late 2025.
The lease lands amid a wave of large-format fitness investment in the Spring area. A 30,000-square-foot Leader Fitness gym is planned for Kuykendahl Road, with construction that was scheduled to begin Aug. 15 and completion projected by Dec. 31. Absolute Recomp plans an approximately 48,856-square-foot gym in the former Urban Air location at 20100 Holzwarth Road, with construction also targeting completion by the end of 2026.
The EōS location would be larger than Leader Fitness and comparable in size to Absolute Recomp.
NewQuest is also developing The Grand at 249, a separate $90 million retail project at the same intersection but within Tomball city limits. That development is expected to serve a 10-mile trade area reaching Spring, Magnolia and Cypress, with openings tentatively planned for the second quarter of 2027.
No specific opening date, membership pricing or amenity details have been announced for the EōS Fitness location. The gym is planned to open sometime in 2027.
