A 388-unit apartment complex is rising at the southeast corner of Gosling Road and West Rayford Road in Spring, adding the first residential component to a mixed-use development that will eventually include more than 100,000 square feet of shops, restaurants and offices.
Alliance Residential, the Scottsdale, Arizona-based developer behind the Broadstone brand, started construction on Broadstone Gosling Oaks after acquiring the 14.64-acre parcel from Newman Commercial Real Estate earlier this year, according to a Newman press release published Monday, Aug. 24. The first units are expected to open in December 2026, according to Newman.
The project sits inside Gosling Oaks, a mixed-use development spanning more than 50 acres with plans for 100,000 to 120,000 square feet of commercial space, depending on the source. Newman is building the site at what it calls the southern gateway to The Woodlands. The firm has completed a dedicated southbound turn lane and paver entry drive on Gosling Road, according to Hello Woodlands, and continues work on a five-building commercial core and additional pad sites. No timeline for the retail phases has been announced.
In 2023, Newman relocated three large heritage live oaks on the site. Earlier in 2026, the firm installed 19 mature, 30-foot overcup oak trees, part of a design that organizes the development's greenspaces around preserved trees.
Speaking broadly about Alliance's pipeline strategy in a July interview with Multifamily Dive, Stephen Squatrito, Alliance Residential's managing director of acquisitions-West, said the company is focused on "disciplined starts" that will deliver closer to 2027 and 2028, when fewer competing units will hit the market. The Gosling Oaks timeline fits that approach.
Market data supports the bet. Colliers reported about 13,200 units under construction in the Houston market in the second quarter of 2026, down 29% from a year earlier, while net absorption hit 7,008 units, 15.5% above the five-year second-quarter average. Class A properties accounted for nearly two-thirds of that absorption, according to Colliers. Bisnow first reported Alliance's construction start amid the declining pipeline.
The Woodlands submarket posted a 7.7% stabilized vacancy rate in the second quarter, compared with 11.1% across Houston overall, according to Cushman & Wakefield.
Newman Commercial Real Estate, based in Spring, has not announced tenants or opening dates for the planned retail and restaurant space adjacent to the apartments.
