Trader Joe's interior buildout at Spring Town Center is set to begin Dec. 1 and finish April 1, 2027, according to a state construction filing.
The filing, registered with the Texas Department of Licensing and Regulation on Tuesday, Sept. 1, covers a $900,000 interior buildout of the 12,506-square-foot grocery store at 21364 Kuykendahl Road. My Neighborhood News first reported the updated timeline on Thursday, Sept. 3, and MySA independently confirmed the filing details on Wednesday, Sept. 2.
This is the second TDLR filing tied to the site. An earlier filing covered a $2 million shell-building project at the same address, with work listed as beginning June 1 and ending Jan. 31, 2027. The newer filing documents the next stage: finishing the interior so the shell becomes an operating grocery store.
TDLR timelines and cost estimates are preliminary, the MySA report noted.
No opening date yet
Trader Joe's has not announced an official opening date. The April 1, 2027, completion date on the filing marks the end of construction, not a grand opening.
Part of a bigger expansion
The grocery store is part of Spring Town Center Phase III, a broader expansion on the center's northeast side managed by NewQuest Properties, a Houston-based real estate firm.
NewQuest's current site plan lists the 12,506-square-foot space as "Coming Soon: Specialty Grocer" beside an 8,400-square-foot retail building available for pre-leasing. Both spaces have an anticipated 2027 delivery, according to NewQuest's leasing materials.
The Trader Joe's site sits near Cinemark, which occupies more than 42,000 square feet, alongside Planet Fitness, Petco, Rockler and DDS Dentures. The center's southeast section includes Chick-fil-A, Panda Express, Jersey Mike's Subs, Dave's Hot Chicken and other restaurants and retailers. HTeaO and a proposed FedEx location are also listed as coming soon.
Area demographics
NewQuest's 2026 leasing materials show Spring Town Center draws more than 9.3 million visits per year, based on Placer.ai data. The population within one mile of the center grew 21.4% between 2020 and 2025, rising from 11,422 to 13,861, according to Census and ESRI figures cited in the brochure.
Within five miles, the estimated 2025 population is 234,835, with an average household income of about $143,458.
The next milestone to watch is Dec. 1, when the interior buildout is scheduled to begin.
