Six national retailers are headed to the northwest corner of Grand Parkway and Imperial Promenade Drive in Spring, where a 170,000-square-foot shopping center called Grand Imperial Marketplace is taking shape. Construction on its Sprouts Farmers Market anchor is scheduled to begin this fall.

Sprouts, Marshalls, Ross, Burlington, Five Below and Planet Fitness have all been announced as tenants for the project, according to Community Impact, which first reported the tenant lineup Aug. 17. Completion of the Sprouts location is targeted for fall 2027.

The development is a joint venture between Fidelis and 830 Investors Ltd., the master developer of The Falls at Imperial Oaks. Levinson Alcoser Associates is the project architect.

R. Carson Wilson IV, executive vice president of leasing, development and construction at Fidelis, said the corridor's growth drove the project.

"The Spring and Grand Parkway corridor is one of the fastest-growing suburban markets in Greater Houston, and much of that growth is still underway," Wilson said in the Aug. 17 announcement. "Sprouts is an ideal anchor for Grand Imperial because it combines everyday grocery needs with a strong focus on fresh produce, natural and organic foods, prepared foods and other healthy options."

The site sits across from a planned Townsen Road extension and near three master-planned communities: The Falls at Imperial Oaks, Woodson's Reserve and The Highlands. Together those neighborhoods represent about 7,000 homes at planned buildout, and Fidelis' leasing materials describe nearly 25,000 additional homes planned in the broader area.

Traffic counts underscore the location's visibility. Grand Parkway carries roughly 61,934 vehicles per day west of Imperial Promenade Drive and 47,053 east of the intersection, with another 19,140 vehicles traveling Birnham Woods Drive north of Grand Parkway. Fidelis estimates 112,507 people live within five miles of the site.

Sprouts already operates a location at 20708 Kuykendahl Road in the Spring area. The Grand Imperial store will be its second nearby.

The new center adds to a wave of retail investment along the Grand Parkway corridor. As we reported Aug. 23, EōS Fitness recently leased 40,000 square feet at a separate Grand Parkway Center project.

Retail pad sites at the northeast corner of Grand Parkway and Imperial Promenade are also available for lease. No additional tenants beyond the six announced have been confirmed.
