A 200,000-square-foot shopping center anchored by Sprouts Farmers Market is coming to Spring near the Grand Parkway, with six national tenants signed.
Grand Imperial Marketplace, at 5225 Riley Fuzzel Road on the northwest corner of Grand Parkway and Imperial Promenade Drive, will also house Marshalls, Ross, Burlington, Five Below and Planet Fitness. The six tenants together account for about 120,000 square feet, according to developer Fidelis, a Bellaire-based firm building the project in a joint venture with 830 Investors Ltd., an entity of Holcomb Properties Co. The center is targeted to open in fall 2027.
The remaining roughly 80,000 square feet will include multitenant buildings facing the Grand Parkway and ground-lease pads east of Imperial Promenade Drive for restaurants and service businesses. No restaurant tenants have been announced.
Fidelis had planned to develop the site before the COVID-19 pandemic delayed the project. R. Carson Wilson IV, executive vice president of leasing, development and construction at Fidelis, said in a Sept. 25 announcement that residential growth drove the timing.
"I would say the biggest driver for us has been residential growth … what really makes the opportunity compelling to us is just how much additional growth is coming, and we think it's positioned right in the path of the growth," Wilson said.
The center sits near several large master-planned communities, including The Falls at Imperial Oaks, Woodson's Reserve and The Highlands. Those communities represent about 7,000 homes at planned buildout, Community Impact reported. Fidelis estimates roughly 13,700 new homes already in development in the immediate area, with nearly 25,000 more planned.
The Spring location would be Sprouts' second in the immediate area, joining an existing store on Kuykendahl Road. Sprouts has 10 locations across the Houston area after opening stores in Kingwood, Webster and The Woodlands in 2026, the Houston Chronicle reported.
A Texas Department of Licensing and Regulation filing lists the Sprouts construction window as Jan. 1 through Oct. 29, 2027. A separate TDLR filing for a 123,558-square-foot retail shell building at the same address carries an estimated construction cost of $8.8 million and a target completion of August 2027. Site work on that building began in December 2025, per the filing.
Houston-based Levinson Alcoser Associates is the project's architect. Fidelis had not selected a general contractor as of late September.
Fidelis describes the site as the primary shopping center in more than a five-mile radius, with Grand Parkway traffic counts of about 62,000 vehicles per day west of Imperial Promenade Drive and 47,000 east of it.
Inline and restaurant spaces remain available for lease, with the full center targeted to open in fall 2027.
